SELL WITH IANNI

Sell your home. Plan for what comes next.

Selling your home starts with your plans. At IANNI Real Estate, we help homeowners in Southern California and Virginia approach their sale with an understanding of their options and what comes next. Tell us what’s prompting your move and what you’re concerned about, so we can begin with the questions most relevant to you.

Your home has a history. Our founder’s experience includes decades of owning and managing rental properties, followed by a professional real estate career that began in 2012. Today, our team brings that commitment to personal service to your sale, taking time to explain decisions and keeping your priorities part of the conversation.

PREPARING YOUR HOME FOR SALE

Show buyers what makes your home special.

/01/

Presentation

Thoughtful preparation helps buyers appreciate your home’s space and features, from the entrance they first walk through to the rooms where they could spend their days.

/02/

Photography

Clear, well-composed photographs should show buyers how your home looks and how its spaces connect, giving them a useful first look before scheduling a visit.

/03/

Marketing

Your listing should give buyers reasons to look closer, with accurate property details and a description that explains what makes your home worth seeing in person.

YOUR QUESTIONS, ANSWERED

Know what to expect when selling your home.

Start with a review of your home. Before spending on renovations, discuss its condition with your agent and compare it with similar properties buyers will be considering in your area. We don’t recommend renovating simply to make everything new; decide which improvements are worth considering before committing to a budget.

Yes, you can stay while selling. Before listing, agree with your agent on showing arrangements that account for your daily routine and give buyers opportunities to visit the property. Plan where pets will go during appointments and keep valuables and personal documents stored away.

Discuss both transactions before you commit. If you need proceeds from your sale to fund the next purchase, speak with your lender and agent about financing and how the closing dates could align. A purchase offer may include a condition requiring your current home to sell, but the seller must agree to those terms.

The price is only one consideration. Review the buyer’s financing and any conditions attached to the offer, along with the proposed closing date and requests that could reduce your proceeds. An offer with a higher price may involve trade-offs that don’t suit your plans.

There’s no guaranteed timeline. A useful estimate should draw on recent sales of comparable homes near your property and consider your asking price, its condition, and competing listings. Finding a buyer and completing the sale are separate stages, so allow for the time needed after accepting an offer.

Start by telling us about your property. Share the address, when you hope to move, and any questions you have about selling in Southern California or the Virginia communities we serve. You don’t need to finish preparing your home before contacting us.
